Exclusive seller leads · One agent per county

Modern Direct Mail.
Reinvented for listings.

You've farmed neighborhoods with postcards for years — paying for print, postage, and silence. We farm entire counties by email, and you only pay when a homeowner raises their hand: from $10 per seller lead.

Why "reinvented"

The farming playbook you already trust — minus the postage.

Geographic farming works. The delivery mechanism is what's broken. Here's the same strategy, rebuilt for the inbox.

The old farm

Postcard farming

  • $0.60–$1.00 per piece, paid whether anyone responds or not
  • Response rates typically under 1%
  • You pay for the entire neighborhood to maybe read it
  • No way to know who's actually thinking of selling
  • 6–12 month brand-building timeline before calls come in
The new farm

Farmedleads County

  • $0 until a homeowner responds — you buy leads, not impressions
  • Homeowner data filtered for seller signals before a single email sends
  • County-wide reach from a 50,000+ record Texas homeowner list
  • Replies are qualified and delivered to your CRM as named seller leads
  • Leads start arriving in weeks, not quarters
Pricing

The more of your county you farm, the less each lead costs.

No retainers, no setup fees, no per-postcard bleed. Pick your monthly lead volume, pay per lead delivered, and fund a launch campaign when one of them lists with you.

Tier 1 · Up to 50 leads/mo
$30 / lead

For the solo agent testing the farm. Enough volume to fill a pipeline without changing how you work.

50 leads = $1,500/mo

Most agents start here
Tier 2 · 51–299 leads/mo
$20 / lead

For a working county. Steady weekly delivery at a volume one agent or a small team can actually call back same-day.

150 leads = $3,000/mo

Tier 3 · 300+ leads/mo
$10 / lead

For teams and expansion brokerages farming a whole county — or several — with staff dedicated to follow-up.

300 leads = $3,000/mo

Added at every tier
$2,000

Listing Launch Marketing Package — invoiced per converted listing, at whichever lead tier you're on.

Invoiced at listing agreement signature · Conversions verified against MLS records

When a Farmedleads lead becomes your signed listing, the launch package activates — a marketing sprint built to sell that listing and multiply your presence in the farm:

  • Just Listed neighbor blast — email campaign to homeowners surrounding the property, putting your name and the listing in front of the exact people most likely to sell next
  • Listing promotion sequence — multi-touch email campaign driving buyer-side attention to the property
  • Agent spotlight case study — a written win story you can use in your own marketing
  • Priority lead routing — your next lead deliveries pull from our highest-intent homeowner segments first

Every lead is exclusive to your county and never resold. Leads are billed on delivery — replies only, never bounces or unsubscribes.

The math

What a month actually looks like.

Assume a modest 2% of leads convert to signed listings — below what a fast-follow-up agent should expect from homeowners who initiated contact.

TierLeads / monthLead costListings (2%)Launch packagesTotal investedGCI at $10k avg / listing
Tier 150$1,5001$2,000$3,500$10,000
Tier 2150$3,0003$6,000$9,000$30,000
Tier 3300$3,0006$12,000$15,000$60,000

GCI illustration assumes a $10,000 average gross commission per listing — adjust for your county's price band. Lead-to-listing conversion depends on your follow-up speed and process.

How it works

From county line to closing table.

STEP 1

Claim your county

One agent per county. When yours is claimed, every seller lead we generate there is yours alone.

STEP 2

We farm it by email

Seasonal, signal-timed campaigns go out to homeowners across your county from our Texas homeowner database.

STEP 3

Leads land in your CRM

When a homeowner replies with selling interest, we qualify the response and push it into Follow Up Boss with full context. Billed on delivery at your tier rate.

STEP 4

List it, launch it

You sign the listing. The $2,000 Launch Package fires — promoting the property and seeding your next wave of seller leads from its neighbors.

Territory

One agent. One county. That's the deal.

Every lead in a claimed county goes to its agent — never split, never resold. When a county's gone, it's gone until that agent gives it up. Tell us your county and we'll confirm availability within one business day.

Questions

Asked before you ask.

What counts as a "seller lead"?
A homeowner in your county who responded to our outreach and expressed interest in selling or exploring a sale. You get their name, contact details, property address, and what they said. Cold contacts, bounces, and unsubscribes are never billed — only real responses with seller intent.
Is the $2,000 a referral fee?
No. It's a marketing package invoiced when a lead converts to a signed listing, and it buys defined deliverables: the Just Listed neighbor email blast, the listing promotion sequence, your agent spotlight case study, and priority lead routing. We're a marketing company — we're paid for marketing services, and the listing is the moment those services become useful to you.
How do you verify conversions?
Delivered lead addresses are cross-referenced against new MLS listings in your county monthly. It keeps the billing honest in both directions — you're never charged for a listing that didn't happen, and the launch package always fires when one did.
Why is this cheaper than Zillow?
Zillow form-fills and similar vendor leads are sold in expensive monthly commitments and often shared among agents. Our cost basis is different — we own the homeowner data and the sending infrastructure — so we can price exclusive leads from $30 down to $10 and earn the rest by helping you market listings that actually close.
Can I move between tiers?
Yes. Your rate is set by the lead volume you commit to for the month, and you can move up or down at the start of any billing month. Most agents open at Tier 2, then move to Tier 3 once they've staffed follow-up to handle 300+ conversations a month.
What if the leads don't convert?
Then you've paid $10 per conversation with a homeowner considering a sale, and nothing more — no launch package is ever invoiced without a signed listing. That said, conversion lives and dies on follow-up speed. Leads hit Follow Up Boss the day they respond; call them that day.
Are you a brokerage?
No. Farmedleads County is a marketing service. We don't represent buyers or sellers, we don't negotiate transactions, and our fees are for lead generation and listing marketing — never a share of commission.

Your county is either open or it isn't.

Availability is first-come. Send your county and coverage goals — we'll confirm within one business day.
